Winchester Property Trends

 

Are Winchester house prices about to rise or fall? That's the question that many of us would love to know the answer to! Unfortunately it can be difficult to discover, but let's look at the trends.

 

According to a recent house price survey, the average value of a home in Winchester stands at just over £330,000, having risen by some 9% in the year 2006/7.

 

This figure does, of course, hide smaller trends. In the first quarter of 2007 the average Winchester property rose in value by 3.3% (approximately £10,890), with terraced homes seeing particularly strong growth.

 

In terms of local house prices, Winchester seems to have performed well, being out-performed by very few neighbouring authorities. Indeed, the only local authority seeing a larger price rise in the previous 12 months was Basingstoke and Deane.

 

So - what does this tell us about the future? It's hard to say - previous price changes don't necessarily point to future movements in Winchester's housing market, though it does seem that this is an area where property is highly desired.

 

Estate agents in Winchester always have an interest in trying to "talk prices up" and this may well be reflected in some of the figures too - after all, the higher the selling price, the higher the commission taken by the agent.
